A loft room is how a Loughborough landlord adds a bedroom without extending, and how families at Forest Side and Woodthorpe gain space without moving — but the room only earns its keep if daylight reaches it. Thin Welsh slate on a Victorian rear slope takes a low-profile flashing kit; interlocking tile at Thorpe Acre takes the deeper-profile one made for it; the plain clay at Shelthorpe wants a third. Choosing the right kit is most of the job. Where a loft bedroom needs an escape route, a top-hung unit sized to Building Regulations provides one, and a roofer does the flashing.
Velux and roof-window installation starts from around £695; a standard supply-and-fit commonly runs £695–£1,800 depending on size, access and finishing. Free fixed quote. Full price ranges →

Yes, for part of the estate. Charnwood Borough Council designated the Shelthorpe Conservation Area to protect the section built in the 1920s and 1930s between Leicester Road and Ling Road. For a house there, repairs and like-for-like re-roofing are usually straightforward, but roof extensions, dormers and anything else that changes the look of the roof should be checked with the council first.
