Three systems cover almost every domestic flat roof in Leicestershire, and they are not interchangeable. None of the three is a bad system. Felt's poor reputation was earned by pour-and-roll work of the 1960s, which has little in common with a modern multi-layer SBS-modified torch-on build-up.

How is each system actually installed?

GRP fibreglass is made on the roof rather than rolled out. The deck is re-boarded in 18mm OSB3 or WBP plywood, edge trims are screwed down, then chopped strand mat — usually 450g/m² — is laid into catalysed polyester resin and rolled so no air is trapped. It cures within hours into one rigid, jointless shell and takes a pigmented topcoat. No flame is involved, but the deck must be dry and warm or the resin will not cure.

EPDM rubber arrives as a single sheet of synthetic rubber, typically 1.2mm or 1.5mm thick, cut oversize so most domestic roofs are covered by one piece with no field joints at all. Deck and sheet are coated in contact adhesive, the membrane is relaxed and rolled out, then perimeters and upstands are bonded and trimmed. Cold work, and quick on a simple rectangle.

Torch-on felt is built up in layers — a vapour control layer, an underlay and a mineral-finished cap sheet — each melted onto the one below with a gas torch. That method is forgiving on awkward shapes with upstands, pipes and abutments, but it is hot work, so it needs care near fascias and timber.

Which system suits a detached garage?

EPDM is usually the sensible answer on a detached garage: large, simple rectangles with few penetrations are exactly what a single-sheet membrane is designed for, and nobody walks on them. GRP is better where the roof doubles as a terrace or storage access, because a fibreglass laminate takes foot traffic without denting. What about a rear kitchen extension on a Greenhill semi?

A heated room below changes the priorities. This is a roof you will notice leaking, so detailing matters more than headline lifespan, and both GRP and EPDM earn the extra over felt. The real work is at the abutment where the extension meets the house wall: the membrane must carry up an upstand of at least 150mm and sit under properly dressed lead flashing chased into the brickwork, never mastic. A rooflight kerb is far easier to build in during a re-cover than to cut in later.

Which system works on a dormer on a terrace?

Dormer tops are small, fiddly and surrounded by detail — cheeks, a front fascia, a junction with the main tiled slope. GRP tends to win because trims, upstands and flat area become one continuous piece with no seams at the corners, which is exactly where dormer roofs leak. Felt is a workable second choice. EPDM is possible, but its advantage — one large uncut sheet — is wasted on a roof two metres each way.

Why do falls and ponding cause most early failures?

A flat roof is not flat. It should be laid to a design fall of around 1:40, so that after the timbers deflect and settle a finished fall of at least 1:80 survives. Get that wrong and water sits in a puddle, whichever membrane is over it.

Standing water still on the roof two days after the rain stopped counts as ponding, and it shortens the life of every system. The membrane and its laps spend their time submerged, silt and moss build in the pool, frost works the same spot each winter, and any pinhole becomes a leak rather than a blemish.

On a re-cover, falls are corrected with tapered firrings on top of the joists before the new deck goes down, and the outlet is set at the low point rather than wherever the old one happened to be. Where the deck is sound and the fault is genuinely local, a targeted flat roof repair may buy time, but it will not fix a fall.

Do I have to insulate when I re-cover a flat roof?

Over a heated room, usually yes. Where more than half the surface is renovated, Building Regulations treat it as a renovated thermal element, and insulation should be brought up to current standards where that is technically and economically feasible — around 0.18 W/m²K for a flat roof. In practice that means a warm-deck build-up: rigid boards over a vapour control layer on the deck, waterproofing above. It raises the roof by 100–150mm, so upstands, door thresholds and flashing heights all have to be planned for.

Unheated structures — a detached garage, a porch, a car port — fall outside that requirement, which is one reason a garage re-cover is simpler than an extension.

What happens on a two-day garage job?
